Town of Tioga PD

The Town of Tioga is an extremely successful award-winning residential Planned Development (PD), designed in accordance with the principles of traditional town planning. The Town of Tioga has been labeled the “Best Overall Community of the Millennium” and the “Best Smart Growth Community in the Nation” by national organizations. Located on 279+ acres in western Alachua County, this planned development includes a mixed-use Town Center with retail and office space, restaurants, a fitness center, and multi-family housing. The residential community includes 452 single family residential homes, a recreational and community center, paved trails, gardens, and various other amenities, all designed as a pedestrian friendly walkable neighborhood. This large-scale, award winning community has been developed in many phases over the last 16 years and Brown and Cullen, Inc. has been involved with the master planning, the design, and the permitting for each phase of the development. BCI’s planning services include several PD zoning amendments initiated over the years to address continuing needs of the project as the community has matured.
