The Brytan PD is a new Traditional Neighborhood Development (TND) located in SW Gainesville that will include 700 new residential houses (single & multi-family), 150,000 SF of Commercial / Retail, and 150,000 SF of Office Development. Phase 1 was completed in 2007 at a total cost of approximately $8,500,000. The project included renovation of a major arterial / collector intersection (SW Archer Rd. / SW 75th St.) complete with a new signalization system at the intersection, new turn lanes, and construction of the 4th roadway leg of the intersection. Internal project improvements for Brytan Phase 1 included 1.5 miles of public roadways, landscaped streetscapes, master stormwater systems, pedestrian scale lighting improvements, and recreation improvements. The project involved extensive offsite utility extensions for reclaimed water, sanitary sewer force main, telecommunications, natural gas and electric. The project included the first private “Fiber Optic to the Home” network system installation for a residential development in Alachua County. Brown & Cullen provided all design and permitting services for the project, which included permitting through Alachua County, Florida Department of Transportation, Florida Department of Environmental Protection, Gainesville Regional Utilities, Clay Electric and St. Johns River Water Management District.
